The wind turbine is self-regulating and can withstand up to 120 mph winds; maximum output is produced at 27 mph and, with the Side-Furling Angle-Governor will curl out of the wind during extreme wind velocities

In addition, there are two shutoff circuit breakers one inside, one outside, that will, if desired, stop the turbine rotation during severe wind conditions. There also is one heat sink that will absorb power if too much energy is produced and not needed.

The power from the batteries is sent to a DC circuit breaker panel which combines all DC power into one location; from there the DC power goes into the main inverter and if 240 volt VDC is required, the two invertors come on-line to provide required power.

From the invertors the AC power output feeds into the AC distribution panel, directing power to the required sources of use: Main House, Guest House, and Barn. 

Horse Barn PhotoAll wind and solar power is controlled by a computer programmed HUB system that monitors and directs both the DC and AC capabilities of the system, based on preset input specification fed into the HUB system (all adjustable).

Power Room is insulated, heated and temperature-controlled to 50 degrees F during the winter by an insulated, propane hot water system.

Other recommeneded maintenance: regular, visual observation of all systems.

Both Main and Guest Houses are wired for land line telephone, cable, and Ethernet (Cat 5E, military standard). Outside underground communications wiring is within 1.5 inch schedule 80 pvc piping.

Electric wiring is minimum of number 12 awg wire size to number 10 awg wire size; all copper within the buildings.

Roofing is 50 year transferrable, fiberglass, dimensional shingles, all sheathing is ½ CDX plywood (not wafer board) on 2 x 6 studs, joists are 2 x 10 and rafters are 2 x 12 in size. 

Insulation: Walls are a minimum of R-19 plus. Roof is R-30 plus. All framing, sheathing, etc. is joined with 3.5 inch #8 Torx screws, not nails. Sheetrock is ½ inch thick.

The well of this energy-efficient Montana home operates on a two wire 240 vac pump system, is 220 feet deep, and has a water reserve of ~200 feet.

The pump produces 10 gallons per minute of water which is pumped into a 225-gallon reserve tank, located in the barn; from here water is pumped into an 85-gallon pressure tank, and finally distributed to the buildings as required.

Copper piping is used within all buildings and underground pipes are direct burial within four-inch PVC conduit.

Septic System is a 1000 gallon concrete tank with a 200 foot underground, domed leech field.

Internet is available via satellite service provided by Wild Blue.

Bozeman Real Estate Report Market Updates indicates inventory has been decreasing lately but the Market Action Index is falling also.

 

With days-on-market climbing, these are relatively negative implications for the Bozeman real estate market.
